| Lake Tyee Size and Location
At over 520 acres and 886 individual RV sites, Lake Tyee is one of
Washington's largest ownership RV resorts. It is located in the North
Cascade Range foothills, and four miles north of Concrete, Washington.
The level of the 55-acre lake is approximately 900 feet above sea
level, and is in the lowest section of a basin, which is surrounded
on the northeast and south by slopes cresting 200 to 250 feet above
the lake.
The majority of individual deeded sites are circles of either 50'
or 60' in diameter. There are also a number of rectangle size lots
of different sizes as well as some pie-shaped lots. All lots should
handle the largest RV's, although some may not be as accessible as
others.
Purchase and Title
You may purchase a fee-simple interest in the land by cash or installment
sale. In both cases, a statutory warranty deed will be issued to you
normally within 30 days from the signing of the contract. There are
terms available on the remaining inventory lots, and the Lands-West
Sales Office will provide financing. There are also a number of resale
properties available which include some bare lots, or many with varying
degrees of improvements. Many have room additions, decks, roof covers,
storage sheds, fire pits, and landscaping. Most purchases of resale
properties will require the buyer to obtain their own financing. However,
there are some cases where owner financing is available. Prior to
the closing of your purchase, your Earnest Money deposit will be held
in a trust account or by the escrow company as required by Washington
State law.
Zoning and Use
Lake Tyee is located in the forestry zone of Skagit County and is
permitted under a planned unit recreational development. Owners, their
families and guests, may use the facilities and common property. Your
individual lot may be used for vacation and recreational camping purposes
only for a period not to exceed 210 days a year. No year-round residency
or residential buildings are allowed in the subdivision. You may not
build a home or a cabin on your lot, and you cannot subdivide your
lot, although there are permissible improvements that you may make
to your lot. These improvements are outlined in the Amended Restrictions
and Declarations. A copy is available on request.
In addition, the Lake Tyee Board of Directors has established rules
and regulations for the use of the clubhouse, pools, and other amenities
to ensure individuals rights and enjoyment. A current copy of Lake
Tyee Rules and Regulations are available on request.
The Lake Tyee Property Owner's Association
The Property Owner's Association was incorporated in 1974. It has
been operating and active
since its inception. When you purchase a lot in this subdivision,
you will become a voting member and are subject to the dues, charges,
and assessments levied by the Association. Their purpose it is to
maintain common areas, enforce restrictions and covenants, collect
charges and assessments, and pay taxes and expenses for the operation
of Lake Tyee.
The current dues come to $62.50 a month (you receive a $25 discount
if paid in full by Feb. 15).
Utilities
WATER
The subdivision is served by a central water system, which is owned
by Lake Tyee. The water system is complete and is constructed to Washington
State specifications from state approved plans. Water is available
along the roads in all divisions and an underground connection is
brought out for each lot. There in NO CHARGE for connecting to the
water system. The water quality is checked periodically by Lake Tyee
and the Skagit County Health Department. The system has a 120,000
gallon storage capacity (2 tanks) with a 175 gallon per minute pumping
capacity.
SEPTIC
Lake Tyee uses both individual and community septic systems. Maintenance
will be handled by Lake Tyee's annual dues except that in the case
of owner-caused damages, maintenance costs may be prorated by the
users. Owner-caused damages generally consist of plugged lines, which
can be repaired at an estimated cost of $100-$150.
There are also 16 comfort stations (Toilet & Shower facilities),
and one laundry facility within the subdivision. Maintenance of these
facilities are paid for by your dues and serviced by Lake Tyee.
ELECTRICITY
Electricity is the primary power source. The electrical system is
a community system. Energy is supplied by Puget Sound Power and Light
and is available at the power head between your lot and the access
road. There is NO CHARGE for hook-ups, and you will be billed by Lake
Tyee for the amount of electricity that you use. The system is not
designed to provide electric power for heating. You are required to
use propane.

because permanent residences are prohibited in Lake Tyee and
public schools must be attended by residents. |

Sedro Woolley, approximately 26 miles. Ambulance services are
provided by the hospital and are dispatched out of Concrete.
There is also a nice medical center in Concrete. |

There are no shopping facilities in the subdivision.
Facilities are available in Concrete, approximately 4 miles
from the main gate. |

There is no mail service to Lake Tyee. Post Office
boxes are available in the
Concrete Post Office. |

There is no public transportation from Lake Tyee
to nearby towns nor within the subdivision. |

Taxes
As an owner of Real Estate, you will be billed for property taxes
based on the assessed value of your property. This amount will vary
depending on location in the subdivision and on the amount of improvements
you have made to your lot. Currently the cost is between $65 and $150
per year for a bare lot.
Entry and Roads
A gate entry card is required for entry into the resort. Two cards
are provided when you
purchase a lot. Additional cards are available for a charge.
You will have legal and physical access by conventional automobile
to all lots by a private road system. All roads are surfaced with
gravel and have a 10-12 foot wearing width. The main stem road is
a two-lane road. All secondary roads are one-lane roads consisting
of 15 foot rights-of-way. Maintenance is provided by Lake Tyee and
is paid for from annual dues. Year-round access is available. Some
lots may be restricted in the months of January and February due to
a combination of the snow depth and grade, which may make passage
difficult for a week or two at a time. |
